300+ 5-Star Reviews

Accredited and A+

Flat and low-slope roofing is a specialty. Most residential roofing contractors can handle a shingle replacement, but far fewer have the training, certifications, and hands-on experience to properly install and service a membrane system.

Our team at AC Matthews Roofing & Exteriors has been installing and servicing flat roofing systems on commercial buildings and homes throughout Frederick for over 20 years, and we bring the same standard of workmanship to every project.

Flat Roofing Systems We Install in Frederick

There’s no single flat roofing system that’s right for every application. The membrane we recommend depends on your roof’s drainage, design, slope, and what you already have installed. Here’s what we work with.

TPO is our most commonly installed flat roofing system for residential additions and commercial-style applications in Frederick. Its seams are heat-welded rather than adhered, which creates a bond that holds up far better over time. It also reflects UV energy effectively, which keeps surface temperatures down during Maryland's hot summers and extends the membrane's service life.

EPDM is a rubber membrane that's earned its reputation through decades of performance in Maryland's climate. It handles cold temperatures well, making it a dependable option through Frederick's winters. Typically mechanically fastened or fully adhered, it's a proven choice for straightforward low-slope applications.

Modified bitumen is a multi-layer asphalt-based system installed by torch or cold adhesive. It's a durable solution for residential low-slope roofs where the structure and drainage support it. When the project calls for it, modified bitumen delivers reliable, long-term waterproofing.

What Goes Wrong With Flat Roofs in Frederick

Frederick’s climate is particularly hard on flat roofing systems. Hot, humid summers stress membrane seams and cause surface blistering, while freeze-thaw cycles through winter work seams open and cause water infiltration. Add in the 40-plus inches of annual rainfall our area sees each year, and standing water becomes a persistent threat to any flat roof.

By the time an active leak appears inside, the underlying membrane has usually been compromised for some time. That’s why a professional inspection is the most important step you can take when something doesn’t look right, and why we approach every flat roof assessment with the same thoroughness we bring to full replacements.

How Long Should a Flat Roof Last in Frederick?

Commercial building with a new flat roofing system.

A properly installed TPO or EPDM membrane should give you 20 to 30 years of reliable performance. Modified bitumen runs 15 to 20. Those numbers assume the drainage is working, the installation was done correctly, and the roof has been maintained. When one of those factors is missing, the lifespan shortens accordingly.

If you’re unsure where your flat roof stands, we’ll inspect the full membrane surface, every seam, and all penetrations and give you a written assessment. You’ll know exactly what you’re working with before any decision is made.

Frequently Asked Questions

For most residential and light commercial applications in Frederick County, TPO is our top recommendation. It handles heat well, seams are fully heat-welded for watertight performance, and it has a strong track record in Maryland's climate. EPDM is a close alternative with a longer history in colder applications.

Flat roof installation typically runs $8 to $15 per square foot installed, depending on the membrane system, roof size, and drainage complexity. A 500 square foot residential addition roof runs roughly $4,000 to $7,500. We provide detailed written estimates after an on-site assessment.

If the membrane is under 15 years old and problems are isolated to seams or penetration flashings, repair is usually the right call. If the membrane is past 20 years, blistering across the surface, or failing at multiple locations, replacement is typically more cost-effective than ongoing repairs.

Most membrane systems can be walked on for inspection and maintenance purposes, but regular foot traffic without proper walkpad protection will shorten the membrane's life. We install walkpads in high-traffic areas when requested.
